
A full house renovation means stripping a home down to its bones and rebuilding it from the inside out. For Ontario homeowners, that means touching framing, insulation, drywall, mechanical systems, and finishes, often while navigating Toronto permits, Ontario Building Code requirements, and a construction market with real labour and material costs. The term "full house renovation" covers a wide range of scopes. Some homeowners mean a cosmetic refresh, new flooring, paint, and kitchen cabinets. Others mean a complete gut renovation, where every wall gets opened, all insulation comes out, and the mechanical, electrical, and plumbing systems get replaced entirely. These two approaches carry very different costs, timelines, and permit requirements.
A true gut renovation in Ontario typically involves demolition to the studs, followed by a structured rebuild that addresses structural integrity, building envelope performance, and code compliance. If your home was built before 1980, you're also likely dealing with asbestos abatement, knob-and-tube wiring removal, and cast iron drain replacement before any construction work begins.
The order of operations matters more than most homeowners expect. Structural work, including any framing changes or beam installations, comes before mechanical rough-ins. Insulation goes in after rough-ins are inspected. Drywall closes everything up after insulation. Finishes come last. Skipping or reversing any of these phases forces expensive rework.
Any renovation that touches structural elements, plumbing, electrical, or the building envelope requires a building permit from your local municipality. In Toronto, that means applying through the City of Toronto's online portal. Municipalities across the GTA, including Mississauga, Brampton, and Markham, each have their own application processes, but all enforce the Ontario Building Code (OBC) as the minimum standard.
One important detail: the OBC's Part 11 governs renovations to existing buildings. It does not require you to bring every element of an older home to current new-build standards, but any new work you do must meet current code. Even on a project that doesn't involve an addition or structural reconfiguration, opening walls almost always reveals surprises: undersized headers over window openings, missing blocking at shear walls, damaged sill plates from moisture, or notched joists where plumbers took shortcuts. A proper gut renovation addresses these issues rather than hiding them behind new drywall.
If your renovation includes removing walls, particularly load-bearing ones, you need engineered drawings specifying the replacement beam and its bearing points. In Toronto, this means hiring a structural engineer to provide stamped drawings before your building permit application goes in. The city will not approve structural changes without them. A framing contractor in Toronto can work directly with your engineer to execute the design once permits are issued.
Open-concept layouts in older Toronto homes, particularly semis and detached houses built before 1960, often require steel beams to replace removed load-bearing walls. A W150x22 or W200x26 steel I-beam is common for residential spans of 4 to 6 metres. Steel allows shallower beam profiles than LVL lumber, which matters when ceiling height is limited. Installing a steel beam involves temporary shoring, precision pocket cuts in foundation walls or posts, and correct bearing plate detailing.
A full house renovation in the GTA almost always includes the basement. If the basement was previously unfinished or finished without permits, it needs to be brought to current code. That means insulated and framed exterior walls, egress windows if it's being used as living space, and smoke/CO detectors wired into the system. Basement framing in Ontario requires a minimum 1.95-metre (6'5") ceiling height for habitable space under the OBC.
Opening a house completely gives you the opportunity to build a high-performance thermal envelope. Most older GTA homes were built with R-12 fibreglass batts in exterior walls, which falls well short of current code. A full renovation is the right time to upgrade, and the cost of doing so while the walls are open is far lower than retrofitting later.
For above-grade walls in a standard 2x6 stud bay (common in homes built after 1985), R-22 batt insulation combined with exterior rigid foam is a practical approach to hitting effective R-24 or better. For homes with 2x4 walls, closed-cell spray foam at R-6.5 per inch fills the cavity to approximately R-21 and also provides a vapour barrier, eliminating a separate poly layer.
Rim joists are responsible for a disproportionate amount of heat loss in Ontario homes. Sealing and insulating them with spray foam during a gut renovation is one of the highest-return investments you can make in the building envelope.
Vapour barrier placement is a common source of confusion. In Ontario's cold climate, the poly vapour barrier (6-mil polyethylene) goes on the warm side of the wall assembly, between the insulation and the drywall. After framing and insulation pass inspection, drywall goes up. Moisture-resistant board goes in bathrooms and kitchen splash zones.
Taping and finishing quality defines the visual outcome of the entire renovation. Level 4 finish is standard for walls receiving paint. Level 5, which adds a skim coat of compound over the entire surface, is required under critical lighting or for walls receiving semi-gloss or gloss paint. Hiring a professional taper versus a general labourer makes a significant difference in the final appearance, particularly on ceilings.
A full gut renovation is the best opportunity to address sound transmission between floors and rooms. Decoupled wall assemblies using resilient channels or sound isolation clips, combined with acoustic mineral wool and double layers of drywall, can achieve STC ratings of 50 to 60, compared to the OBC minimum of STC 50 for party walls between dwelling units. For a single-family home being renovated, improving floor-to-floor sound isolation with acoustic underlayment and ceiling treatments pays dividends in liveability.
Renovation costs in Toronto and the GTA vary enormously based on scope, finishes, and site conditions. The numbers below reflect realistic contractor pricing for 2026, not the low-end estimates often quoted in national media that bear no relationship to actual GTA market rates.
A 1,500-square-foot Toronto semi-detached home undergoing a complete gut renovation with mid-range finishes will typically run $375,000 to $600,000 total, including all trades, materials, permits, and a contingency budget. Contingency should be 10 to 20 percent of the total budget on any full renovation. Hidden conditions, including rot, mould, asbestos, and undersized structure, appear on almost every project that opens up a pre-1980 GTA home.
Several programs offset renovation costs for Ontario homeowners who upgrade their building envelope. The Canada Greener Homes Grant (currently paused for new applications but returning under restructured programming) offered up to $5,600 for insulation upgrades. Enbridge Gas offers rebates of up to $5,000 for qualified insulation and air sealing upgrades when you do a pre and post energy audit.
